The project consisted of a Medical Condominium Office Building starting from the acquisition of raw land through the entitlement process and construction. From land acquisition to occupancy was a process of approximately 2.5 years. Utilizing the leases as equity, the strategy for financing this project was one that required no equity from the partners. Working with the lender, this was a successful deal whereas the lender financed this project with no equity required. Furthermore, our understanding of the leasing process was able to negotiate a 10 year guaranteed lease in one day, allowing for this financing strategy.
